Wall Construction/ Insulation Upgrades:
The basement walls are 12” thick with a rock ledge of 6 inches. All
walls exterior and interior are 6” on 16” centers, and all lumber is #1,
no seconds. Roof truss rafters are hand made 2 x 6 on 24” centers. Exterior
walls have R-19 insulation with vapor barrier, and ceilings have R45 insulation. This is a energy efficient home!

Outside:

This unique home has 12” basement walls with a 6” rock ledge. The outside is all native limestone rock with 3 foot vented aluminum soffit equipped with recessed lighting with dimmers. There are also floodlights on all four corners, cedar fascia, and an underground drainage system for roof drainage.

37 ½ by 18 foot wide, the living room features a native limestone fireplace which will take a 42 inch log, has a wrap-a-round hearth and deep mantle. For convenience, the ash clean-out is in the garage. There are two solid, hand-carved entry doors with solid brass hardware and a tiled entry.

Kitchen and Dining Area
37 ½ by 12 foot, the kitchen features birch cabinetry and a lot of them. Butcher block, 2 inch counter tops are made of Bird’s Eye rock hard maple from Vermont. Appliances include Amana four flush burner surface unit with vented hood, Amana built-in self-cleaning oven, Amana microwave, Maytag dishwasher and triple Kohler sink with half-horse garbage disposal.

The Dining Room is wainscoted 30 inches high with oak paneling. Spiral staircase goes from dining room to basement, and the stairwell is oak paneled. There is a sliding 4 foot peach tree door that goes from the dining area into the sunroom.

Sunroom
Bronze coated duo-pane windows surround the sunroom which is 20 by 23 feet. There is a limestone rock wall from floor to ceiling on sliding door wall. This great room is one you will spend a lot of time in, and it has wall to wall carpeting and electrical receptacles on all four walls.

Master Bedroom and Bath
Roomy master bedroom is 27 foot by 17 foot and the master bath is 10 foot by 9 foot. Ceramic tile walls grace the bathroom, which also has an American Standard low profile stool and molded acrylic countertop and lavatory, and oak cabinets and large vanity mirror.

Guest Bedroom and Bath
This room is 15 by 13 foot, and two large walk-in closets and has a private guest bath, 8 ½ by 8 ½ feet. Another low profile stool, tiled walls, oak cabinets, four foot acrylic walk-in shower. It also has a large vanity mirror.

Garage
